Property Setting: Located in a side road in Olinda's beautiful forest setting, 600m from the main tourist village and 400m to the restaurants and village shops at the junction of Ridge Rd and Mt Dandenong Tourist Rd.

Hours/KMs from Melbourne: 50 minutes / 45km (Melway map 66 H6)

Annie Roe's has the distinction of being the oldest registered Bed & Breakfast in the Dandenongs. Since purchasing the property the current owners have made it their mission to revitalise the accommodation and renew the inviting ambience of this long known, romantic hideaway.

When they are not 'hiding away' in their accommodation, couples can venture out on foot from Annie Roe's and discover forest trails & gardens, quaint village shops & galleries, and, of course, cosy cafés & restaurants.

Property Description:
Amongst the beautiful, preserved forests, the charming hamlets and homes that populate the Dandenongs reflect a diversity of idyllic architecture drawn from distant homelands like the English countryside. In this case the Tyrolean Alps have made their mark on the house and cottage buildings, which is not altogether surprising when you learn that the original owner was an Austrian. The scalloped fretwork adorning the gables and balcony balustrades has all the storybook charm that lends the region its distinctive, romantic character.

The cool climate is ideal for the feature garden plants that include century old Japanese maples, mature weeping forms, 80 year old rhododendrons, an oak tree and many towering tree ferns. Asian influences can be seen in parts of the landscaping. A path meanders through the garden for all to enjoy the different seasonal attractions. Tucked away in the front garden is a pavilion with a large outdoor spa, available to all guests for exclusive use by reservation.

There are three options in the way of guest accommodation. Occupying the top floor of the main house is a self-contained Penthouse Apartment which has its own separate external entrance. The bedroom has a charming balcony overlooking the front garden and benefitting from the morning sun. The sitting room has a similar balcony, this time looking west towards the Melbourne city skyline, Port Phillip Bay and the setting sun. This option has the most scope for guests who are planning a longer stay or those who want sleeping accommodation for an extra person or two on a sofa bed.

The City View Cottage is a standalone building with the same Tyrolean external details. Under a ceiling of open rafters, painted all white, there are three levels, one for the bedroom and ensuite, one for kitchen and living, and the very top for an indulgent spa, day bed and balcony, with fabulous views of Melbourne on the horizon.

The third option, the Garden Cottage, is a more modest affair. Also free standing, it has one main room and an ensuite. It opens onto its own private deck immersed in the lush garden.

Penthouse Apartment
Taking up the entire top floor of the main house, the guest apartment has four rooms connected by a central corridor. The bedroom has a queen size bed and a balcony. The generous bathroom features a double spa. There is an eat-in kitchen and a separate sitting room with a sofa bed and a gas log fire. The sitting room balcony is in the treetops facing west to the views of Melbourne and the Bay.

City View Cottage (pictured right)
The bedroom has a queen size bed with a garden outlook. The ensuite has a shower, vanity and toilet. The entry level has a meals area with a kitchenette and a gas log fire. The top, open mezzanine level features a day bed style sofa, a double spa and glass doors onto the balcony. The balcony's front balustrade has been replaced with glass to maximise the view from the spa inside and the sofa.

Garden Cottage
The cosy, one room cottage contains a comfortable queen size bed and a sitting/kitchenette area. The ensuite has a shower, vanity and toilet. The private deck is furnished with table and chairs for two, an outdoor heater and a barbecue.

The Apartment and Cottages all have television, DVD, CD player, microwave/cooker, toaster, tea & coffee making facilities.

Breakfast: Guests receive breakfast vouchers for the Ranges Café Restaurant in Olinda, where they can select a cooked breakfast, cereals, pancakes, toast and coffee to the value of $15 per person.
Dining Options: Olinda has 20 cafés and restaurants to choose from - most within a 2 or 3-minute walk. Quick alternatives include takeaway Chinese, pizza and pasta, Indian and the old favourite, fish & chips.
Guest BBQ Facilities: Yes. One for each unit.

Deposit: Non refundable 50% on booking
Cancellation Terms: In special circumstances the deposit may be transferred to another date or into a Gift Voucher. In other cases the deposit is forfeited, and in the case of non arrival - the balance will also be payable.
