Property Description:
The historic Majorca Building is a magnificent art deco building designed by Harry Norris, one of Melbourne's most notable architects. A security entrance leads into the impressive foyer with its many original features including decorative ironwork, marble stairs and tiling, and a charming, old-style, fully operational elevator.
This fully refurbished apartment is housed on the fourth floor with windows overlooking the Flinders Lane precinct and the tiny Degraves Street, a favourite spot with Melbourne's coffee drinkers. The bedroom has a small Juliet balcony. Full height, concertina doors can be drawn closed to separate the bedroom from the living room, otherwise the interior retains the open space character of a studio apartment. The living room floor is deep red polished timber changing to carpet for the bedroom area. High ceilings and lofty, casement windows are major features from the era.
The apartment is furnished with stylish contemporary items and eclectic antiques from the owners' private collection. A sleek, functional kitchen, finished in light and dark timber, is separated from the dining area by a bar-style bench. A well appointed bathroom is located off the bedroom.

The location of Apartment 401 is not easily surpassed. Once the centre of Melbourne's rag trade, Flinders Lane is now the 'in' place for stylish loft apartments, intimate bars and eateries, and unique shopping experiences. Flinders Lane is also a premier arts precinct and has Australia's highest concentration of commercial art galleries.
As a shopping destination, Flinders Lane is up with the best. Lined with quintessentially Melbourne boutiques, you'll find edgy and experimental designs and in nearby Collins Street, all the haute couture and classic labels too.
Just around the corner is Melbourne's Federation Square, home of the National Gallery of Victoria's Ian Potter Centre, the Australian Centre for the Moving Image and the city's Visitor Information Centre.

The bedroom has a queen size bed and steel framed windows and glass doors onto a tiny balcony. Off the bedroom there is a large tiled bathroom complete with bathtub and built in laundry. Bed linen, bath robes and hairdryer are supplied.

The lounge-dining room occupies a corner position with large windows that fill the room with light and afford views of Degraves Street where the café society gathers. This main room includes a relaxing lounge zone with a television. Beside this is a generous dining table with four chairs, then the kitchen zone.

Kitchen appliances include a four burner gas cooktop with an under bench oven, a full size fridge and a microwave. The apartment is equipped with DVD and CD players, hydronic heating and local phone.

An internet café and a supermarket are only 500m from the front door.

Breakfast: Apartment 401 is right in the heart of the Flinders Lane arts precinct. This area, famous for its laneway cafés, offers many choices for breakfast.
Dining Options: Degraves Street, Centre Place and Scott Place house atmospheric hole-in-the-wall cafés and trendy eateries. Top class restaurants are located a few minutes away at Federation Square and at Southgate on the banks of the Yarra River.

Bookings of one week or longer include a welcome gourmet hamper and interim or weekly cleaning.
Weekend Package (special events excluded): two nights' accommodation with breakfast provisions and 4pm late check out - $500
Special Events (Grand Prix or Melbourne Cup weekends) - $350 per night with a minimum booking of three nights
Minimum Stay: Two nights throughout the year except during Special Events which carry a three night minimum.
Deposit: 50% on booking and balance 4 weeks in advance
Cancellation Terms: Between 30 and 7 days' notice - deposit forfeited. 7 days' notice or less - the total tariff is forfeited.
