To make the most of your stay in Victoria's favourite seaside town, a view of the sea and the coastline is a must. Bay Panorama delivers that and more. The stylish interior and luxury appointments will satisfy discerning guests. Its location and aspect are further advantages, with a northerly orientation and a delightful walk along the foreshore to the sandy beach, shops and cafes. Bay Panorama is an individually owned and managed holiday apartment.

Property Description:
The Kalimna complex consists of two apartment buildings. The front building was converted from its Motel origins into strata title apartments some years ago. The three-storey building at the rear was designed and purpose built as modern holiday apartments. Bay Panorama is one of the top floor apartments in the rear building. The extra height means that when you are seated in the lounge or at the dining table, you just see the water and coastline, with the front building below the viewing angle. When you approach the living room's wall of glass or step onto the sunny balcony, the vista widens to include the full panorama of sweeping Loutit Bay, its sandy beach on the left, to the Lorne Pier on the right. Being at the end of the building, the balcony has an extra window opening to the east, while the main northerly aspect captures the maximum winter sunshine.

The interior is uncluttered and contemporary. Polished floors serve the open plan living space. Off white and pale timber grain make for a light, bright environment. Large, low profile sofas define the lounge area directly in front of the windows. Sliding doors open onto the balcony where you can barbecue and dine outdoors. Back inside, the neat kitchen features an island bench and dishwasher. The dining table is a contemporary glass, timber and steel combination. Decorator art livens up the walls.

There are a few steps up to the rest of the apartment. The main bedroom is located behind the dining area and has a large picture window which overlooks the living room to the sea view beyond. The second bedroom has its own private balcony at the back of the building.

Description of Rooms/Units:

The master bedroom has a queen size bed, and sea views. The master ensuite has a spa bath with a shower, vanity and toilet. A separate bathroom has another shower, vanity and toilet. The second bedroom offers two king single beds which can be converted to a king size bed for a couple. Both bedrooms have electric blankets, ceiling fans and carpet. All linen and bath towels are supplied. (Guests should bring their own beach towels)

The living area is equipped with a reverse cycle air conditioner/heater, large television, DVD, VCR and stereo system. The kitchen is fitted with a full complement of appliances, including cooktop, oven, fridge, microwave and dishwasher.

The apartment also has a laundry with washing machine/dryer.

There is a carport and lock-up garage on the ground floor of the building with stair access to the apartment on the second floor.

There is an extra charge of $25 per person per night for Adults 3 and 4.

Deposit: Outside high season - payment in full or 50% for bookings over $500 in value. High Season - $500 prior, with 50% by Sep 1 and balance by Dec 1.
Cancellation Terms: Refunds are granted only if the vacancy is refilled in full by another booking. A $50 admin fee will be deducted from any refunds.
