	For families or small groups that want to be in walking distance of Mansfield's restaurants and shops, and have the privacy, comfort and space of a complete house and garden, Elouera is an excellent choice. The beds are made, the fire is ready to light (in winter), nothing to do but unload the car and take it easy. You could cook up a storm in the kitchen if you really wanted to, but then again it's so tempting to eat out because you don't even need to drive.

Property Description:
This is a generous house block with a large front garden and an even larger backyard that is fully enclosed. The attractive weatherboard home is painted cream with deep green window trim, and interior renovations have opened up the main rooms. The expansive lounge room has a couple of very comfortable, leather sofas and a couple of extra tub chairs in red to match the rug. Polished timber floors continue from the lounge into the kitchen through a wide opening. A new kitchen was installed as part of the overhaul and beyond the kitchen bench is the dining area with room for eight around the table.

Three bedrooms and two bathrooms make up the rest of the internal layout. Across the back of the house there is a long undercover deck with a barbecue, table and directors chairs to take advantage of the fresh country air.

Description of Rooms/Units:

There are two bedrooms with queen size beds and an adjoining bathroom. The third bedroom has a set of bunk beds and a single bed, plus a trundle bed. There is also second bathroom. Superior grade mattresses are complemented with high quality sheets and bedding. From Oct 2008 there will be laundry facilities.

The large room features an enclosed wood fire in the corner, plus a flat screen tetevision, DVD player and CD sound system. Electric heater panels are spread throughout the house and there is a reverse cycle air-conditioning unit in a strategic position.

The up-to-date kitchen is equipped with a full size stove/oven, dishwasher, fridge and microwave. Furthermore, there are a few basic foodstuffs provided such as tea, coffee, sugar, salt and pepper. The long undercover deck overlooks the secure rear garden.

The house has a two-car carport.

Dining Options: There are a number of excellent restaurants and pubs in Mansfield which are within easy walking distance from Elouera. Or shop in Mansfield and self cater in your kitchen.

Deposit: Peak: 50% on confirmation of booking. Balance 1 month prior to arrival date.
Off Peak: 25% on confirmation of booking. Balance 2 weeks prior to arrival date.

Cancellation Terms: Less than 30 days notice - $20 admin fee incurred. Less than 14 days notice - 50% of total tariff. Less than 7 days notice - 100% of total tariff (unless relet). No refunds on early departures.
