Hart's Farm aims to provide a simple yet sophisticated experience for its guests, a world away from the routines of everyday life. The farm setting, with its scenic native and ornamental plantings, vegetable patch, olive grove and orchards provides a serene environment for total relaxation.

Hart's Farm also offers many options for extending the experience with culinary and entertaining options for you and your friends.

Property Description:
The 10 hectare property, once a dairy farm, has evolved in a new direction under the ownership of Penny and Graeme Hart. Over 1300 mature olive trees now produce award winning extra virgin olive oil as well as table olives. More recent developments include the planting of a heritage apple and pear orchard for future cider production. Cooking and hospitality are a burgeoning part of the enterprise with the conversion of the old milking shed into a covered space for entertaining around a wood fired oven, and construction of an architect designed building comprising a huge commercial kitchen and dining facility, and B&B accommodation for two (completed July 2011).

To reflect the rural environment, recycled iron and radial sawn timber were key materials used in the craftsman built structure. Energy saving features include solar hot water and double glazed huge, glass sliding doors and windows.

Situated in a quiet, private area of the property, well distanced from the owners' residence, the building is oriented to capture the views over the dam to the vineyards, olive groves and grazing pastures nearby. The immediate surroundings are enhanced by plenty of natural vegetation that attracts numerous native birds.

The accommodation occupies one end of the building and guests can come and go through the external sliding doors. Its interior is furnished for comfort and style with imported rugs on polished hardwood floor. A lounge area at the front of the room has a corner window with a built in day bed. The lavishly appointed ensuite has a cocoon bath and a walk in shower with mosaic tiled walls. The large opening between the ensuite and the main room promotes a spacious feel.

Friends for Dinner
The same building houses the commercial kitchen, dining facilities for up to 12 and a lounge area with a cosy wood fire. It can be hired on its own or by B&B guests with a passion for cooking and/or entertaining friends. Menu planning, food supply including fresh produce from the property's substantial vegetable gardens, and expert cooking assistance are all available, or bring your own guest chef. For a more rustic, 'open air' experience there's the Millenium Shed with its wood fired oven. Clear cafe blinds are fitted to deal with breezy conditions.

The property affords B&B guests a range of pleasurable pastimes from nature rambles, olive grove and orchard walks, photography or painting perhaps. Enjoy the ducks swimming and wandering the property in search of food, together with the free range chickens, kookaburras, parrots and rosellas, owls and more. Rediscover the night sky and the Milky Way without city light pollution and marvel at the frogs calling in the dam.

The location offers safe cycling and horse riding along Tucks Road to nearby vineyards and restaurants. Hart's Farm has paddock facilities and stable (one only), available by arrangement, for guests' horses (max 2) at a cost of $55 per night per horse.

Description of Rooms/Units:


The accommodation is studio style with one open plan room. Across the rear section is the spacious ensuite with a free standing, cocoon bath tub on one side, a stylish vanity unit along the back wall and a huge shower behind glass at the opposite end. Bath robes and organic toiletries are provided.

The queensize bed has a pillow top mattress, luxury linen, down doona and alpaca throw. The flat screen television is mounted on a pivot so it can be viewed from the bed or from the lounge area furnished with two velvet covered arm chairs. Sliding doors open to the front deck. Idyllic rural views can be seen from the comfort of the lounge and especially the built in day bed.

In room facilities include wireless internet access, stereo with Ipod dock, microwave, toaster, tea & coffee making, small fridge, ceiling fans, Nobo panel heaters, reverse cycle air conditioning, iron and ironing board.

Breakfast: Breakfast provisions include muesli, yoghurt, fruit, sourdough or other breads and homemade jams or local honey, leaf tea, infuser coffee and juices.
Dining Options: There are numerous restaurants in the area from wineries in rural settings, to village clusters, to bustling seaside Mornington. Hart's Farm dinner and lunch hampers by arrangement, or buy some provisions at the Red Hill South gourmet supermarket.
Guest BBQ Facilities: Yes, a gas barbecue and a wood fired oven by arrangement.

Deposit: 50% is required on confirmation of booking.
Cancellation Terms: More than 14 days notice - deposit refunded less a $50 admin fee. Within 14 days notice - deposit can be transferred to new dates otherwise it will be forfeited. However, if the vacancy is refilled the deposit may be refunded less $50 fee
