Property Setting: Located on 38 acres of rolling countryside, the homestead is set high on a hill with views of the bay, the ocean and rural surrounds. Opposite Peninsula Hot Springs and close to golf courses.

	Hilltonia Homestead is recognised as one of Victoria's premier B&B's. Privacy and seclusion are endearing features of Hilltonia, enhanced by the location and size of this picturesque property. It offers traditional B&B suites or private cottages as well as a tennis court and swimming pool, making it more like a private resort than a bed & breakfast.

Property Description:
Hilltonia Homestead lies in the heart of the "cups" area of the Mornington Peninsula surrounded by golf courses and other wonderful Peninsula attractions. A long winding driveway leads to the impressive Victorian sandstone homestead set amidst a beautiful garden. The Homestead has two guest lounge areas and bar overlooking the inground, lagoon-style pool. Next to the pool are the two B&B suites.

For total seclusion seekers there are five self-contained cottages scattered among the tea-tree. Their modest exteriors blend into the surroundings however the interiors are a different matter altogether. Each is individually themed and decorated, ranging from delicate and romantic to bold and exotic. The Settlers and Coral cottages have views of Arthur's Seat and the Bay, while the other cottages enjoy fantastic sunsets over the countryside.

B&B Suites
Poolside Suites These two traditional B&B suites are located at the rear of the homestead. Each has an ensuite, television, microwave and bar fridge. One has a king size bed, the other has a queen size bed and an in room spa.

Cottages
Each cottage has a wood fire, double spa, large shower, television/video and CD player, kitchen facilities and a balcony with a barbecue.
Settlers Cottage offers the rustic romance of an early Australian Miners Hut and has bay views.
Victoria Cottage captures the elegant romance of the past with antique furnishings and a fine brass bed. The bathroom's double spa is well placed to catch the sunset.
Coral Cottage has a beachy/nautical character, complete with porthole, and has a full glass shower with a stunning bay view.
Mediterranean Cottage evokes the idyllic Greek Islands. A sunken spa offers views of the sunset over beautiful countryside.
African Cottage is wonderfully spacious with a king size bed and an exotic safari atmosphere.

Breakfast: Guests accommodated in the homestead enjoy their cooked breakfast menu selection delivered to their suite. Cottage guests receive a hamper of fresh breakfast goodies to prepare themselves.

Dining Options: Excellent restaurant and casual dining is available in Rye and Sorrento. Gourmet home deliveries are available (on their trading days) from recommended Whitecliffs Restaurant in Rye.
