Property Setting: Located in one of the period streetscapes surrounding friendly, historic Kensington Village and nearby Flemington Racecourse. Kensington's train station is two stops from Melbourne (Spencer Street Station).

Kensington C&C is easily accessible from Tullamarine airport making it a great place to start and end your visit to Victoria. Here you are quite literally a few minutes by public transport from the heart of city, while belonging to a cosseted inner Melbourne neighbourhood known for its quaint character and charm.

Property Description:
The original, semi-detached cottage was first built in 1882 and its many appealing period features have been caringly restored by your hosts. Their building expertise has also been put to great use creating a bright, stylish open plan living area at the back, with a wall of windows and a wide balcony that is bathed in morning sun and takes in views over the cottage rooftops and trees of old Kensington.

The layout has the two large guest bedrooms at the front of the house, off the wide hallway, in the section with the most original architectural details. The hallway ends in the lounge room, which flows past the bathroom into the kitchen and dining area and balcony. Internal stairs lead down to a lower level, past a second bathroom, laundry and the host's bedroom, to the rear garden courtyard.

Shades of creamy yellow form the colour scheme throughout the house. The home has a stylish, casual and uncluttered approach to furnishing, with an interesting collection of art and striking photographs of faraway places, mounted here and there around the walls.

Special Features:
Kensington C&C has a unique approach to hosting. Guests are invited to make themselves at home as if they were old friends; settle in, use the kitchen, help themselves to breakfast and come and go as they please. While your hosts have extensive hospitality experience, with a farm in the country to run and Peter's busy local building business, much of the time you may have the house to yourself.

Being so close to Kensington Village with its intimate character, friendly shopkeepers and cafés, this aspect is part and parcel of the lifestyle experience provided by Kensington C&C.

Description of Rooms/Units:

The first bedroom overlooks the front verandah and garden. It has a king size bed that can be reconfigured as two king single beds. The second bedroom has a queen size bed and a period fireplace. Both rooms have bedside tables and lights, clock radios and wardrobes. (A third bedroom and additional bathroom, normally used by your hosts, may be available on occasion.) Bathrobes are supplied.

The lounge has a television, DVD and CD players. In a corner of the lounge is a small tiled conservatory space with French doors. The kitchen is fully equipped with fridge, oven, gas cook top, microwave and cooking equipment; available for guests to prepare their own home cooked meals. The dining area is spacious and light, opening onto a balcony with barbecue.

Edged with fruit and olive trees, the private rear courtyard has a table, seating and a market umbrella.

Breakfast: Continental breakfast supplies are provided for guests and these include a selection of home made jams and marmalades using fruit from the owners' farm at Violet Town.
Dining Options: Guests may use the kitchen to prepare meals or stroll to one of the many Kensington cafés, restaurants or hotel.

Peak Rates: $130 per night for a double and $120 per night for a single. Multi night rates are not available for public holidays, long weekends, Easter, Melbourne Cup Racing Carnival and Christmas through New Year.

Deposit: 50% to confirm the reservation. Longer stay deposits by negotiation
Cancellation Terms: If cancelled with less than 48 hours notice, one night's tariff will be charged. Cancellations two weeks in advance will be refunded, less an administration fee.
