Keppel Waters is a self-contained retreat - ideal for two or more couples, families and groups of friends - set in a beautifully peaceful country landscape far from the madding city crowds and even from the busy tourist places. With all that the property has to offer, and the magic of the special water features that surround the homestead, most guests may want to spend the entire time at Keppel Waters. Although there are plenty of nearby mountains, forests, waterfalls and small towns to discover, you can always come back for that another time. And then of course there's the ski season… so many reasons to return.

Property Description:
The 600-acre property known as Keppel Valley Farm was one of the early pastoral settlements between Marysville and Buxton. The area's many picturesque valleys are fed by creeks that work their way down from the Ranges, in this case Keppel Creek. A single massive tree provided the timber for the original farm cottage, which has been remodelled over the years to meet the needs of the lifestyle of the day, to its most recent renovation that has brought the house well and truly into the luxury homestead category.

"Keppel Waters", as it has been named, sits beside not one but three beautiful water features. The most dramatic is the sculpted lake with a manicured island in the middle, accessed by a footbridge. Attached to the island is an impressive gazebo constructed on a timber deck that seems to hover over the water. It's clearly a favourite spot for drinks and a barbecue, perhaps after a relaxing spell in the outdoor spa.

The house itself is two storeys, with a verandah downstairs and a balcony off the main upstairs bedroom overlooking the island. Rural vistas can be enjoyed from every room in the house, many including reflections of the landscape in the calm surface of the water. King size beds, a luxury spa room and a wood fire in the lounge are just some of the indoor highlights of this very well appointed country retreat.

Description of Rooms/Units:

Upstairs
The master bedroom has a king size bed, a television, and a balcony overlooking the lake and island. The second bedroom has a queen size bed. Both bedrooms have doors into the upstairs bathroom. The double spa is located in its own separate room upstairs, with views across the farm to the mountains.

Ground Level
There are two further bedrooms on ground level, one with a king size bed, and a children's bedroom with two sets of bunks. As well as a bathroom there is a separate toilet and a fully equipped laundry. All linen and towels are included.

The lounge room features a large open fireplace, a wide screen television, DVD and CD player, and comfortable lounge furniture. A games room / reading room houses a pool table and books and games for indoors. There is split system air conditioning/heating throughout the house. The kitchen is equipped with a full stove, fridge, microwave and dishwasher. At the front of the house is a large portico style carport. Only a few metres from the back door is the "Spa House" with its 8 person spa pool.

To maximise your stay a 5pm check out option is available for $150, however, it must be arranged in advance.
