Property Setting: Located on the waterfront at the western edge of Cowes, with a northerly aspect and views of Westernport Bay.
Hours/KMs from Melbourne: 1 hour 45mins / 140km (Melway map 933, F2)

From Netherwood's secluded setting amongst the tea trees, you look out across the beach and Westernport Bay to the north. The vista is free of roof tops and other houses. Towards the east you can pick out Flinders and even Seal Rocks further east.

The house is fresh and contemporary in design, completed in December 2008. It can easily accommodate two large families or a group of 10, or more if booking the separate Studio in addition to the House.

Step out the front door and you are 30 metres from the boardwalk to beautiful Red Rocks beach. This long sweeping, golden beach is usually crystal clear, wonderful for swimming at all tides and never crowded. Hop in the car and you can be in the main street of Cowes in 5 minutes.

Property Description:
At the end of a gravel road that winds around the cliff-top, this architect designed house is sited in a small enclave of homes nestled amongst trees. The trees that surround the house further enhance the sense of seclusion. The ground floor rooms look out to the shady understory, while the principal rooms of the second storey capture wonderful northerly views of the bay over the tree tops. The most sweeping view is from the large open plan living/dining room with two walls of floor to ceiling glass, opening onto two separate decks, one square, the other angled. The latter is set up with outdoor dining furniture and a barbecue facility outside the stylish Euro kitchen.

The master bedroom, also on the top floor has its own private balcony, and the luxury of a view of the bay from the bed. The well appointed master ensuite has a bath with a serene view of the tea tree canopy.

The ground floor has a lounge room, two bedrooms, bathroom, laundry, separate toilet.

The home is furnished with the essentials and the decor is neutral and uncluttered.

Studio
A separate, self-contained suite, with its own entry, is located above the carport. The huge room has sliding glass doors onto a private balcony which separates the studio from the house. Across the balcony is a secure door leading to the upper floor of the house. With a king size bed, ensuite and kitchenette, the suite provides a quiet refuge for a couple. Note: the Studio is only available for bookings in conjunction with the House.

Special Features:
Red Rocks Beach is a short walk from the house. This long, golden beach is divided in two by lichen covered rocks turned rusty red in colour. To the right is the shallower beach, ideal for small children. On the left is a long deep water beach with excellent swimming regardless of the tide.

House
Second Storey
Stairs lead from the front door up into the living area, which is appointed with a built in gas log fire, a generous lounge suite, an LCD television, DVD and CD players. The dining table seats eight comfortably with similar capacity at the outdoor table on one of the two decks. The home has central heating and cooling. The kitchen is equipped with a large fridge, gas cooktop, underbench oven, dishwasher and microwave.
The master bedroom has a queen size bed and an ensuite with a bath and a shower.
Ground Level
There are three bedrooms. One has a queen size bed, another has four bunk beds. The third has twin beds with trundles however, if preferred, the twin beds can be configured as a king size bed.
The bathroom and toilet are separate.
The living room has a smaller television, and DVD player. The sofa has a pullout queen bed. The house alone easily sleeps 10 people.
There is a fully equipped laundry, which also has an extra fridge. The carport provides undercover parking for 2-3 cars..

LINEN: Pillows, doonas and doona covers are supplied. Bring your own sheets, pillowcases, towels and tea-towels, or, if required, these items can be provided at an additional charge.

Studio(pictured right)
The huge space is furnished with a king size bed (sheets provided) and equipped with a television and DVD player, split system cooling and a separate heater. The Studio has an ensuite and a basic kitchenette with sink, small fridge, microwave, plug-in hotplate and electric frypan.

House plus Studio: add $100 per night to above tariffs

Minimum Stay: Christmas/January & GP Week - 7 nights. Easter - 4 nights. Superbikes - 3 nights. All other times - 2 nights.
Deposit: 50% deposit via credit card or eft required to secure the booking, with the balance payable prior to arrival.
Cancellation Terms: Refunds given where 2 months notice is provided. Less than 2 months notice - refunds given only if the vacancy is refilled by other guests.
