Sambar Park is quite possibly the finest property in the Howqua Valley. Cradled by mountains, the truly park-like grounds merge with pasture, the river and adjoining forest in an awesome tableau.
The sprawling stone house is just as exceptional as its setting. The house can comfortably accommodate twelve people, but is also attractively priced for as few as two. The region offers a host of popular outdoor activities to suit everyone, while the house offers outstanding luxury and atmosphere.

Property Description: Sitting on a ridge with sweeping views, the house takes full advantage of the magnificent position. The architect design marries striking contemporary qualities with the intrinsic rustic character of stone and wood.
The main living area has a sweeping curved wall that is replicated in one of the ground floor bedrooms, although in the living area the roof soars up to a height of almost two storeys on one side. This ceiling features massive recycled woolstore beams. A huge open fireplace is the focus of a semi circular, sunken sitting area on the cosy side of the room. The large dining table is located opposite, in the vaulted space, providing a dramatic setting to host a group dinner. A second lounge area is furnished with rich, dark leather sofas.
For casual outdoor entertaining, in warmer weather, there is a substantial terrace adjacent to the kitchen. It's fully covered, has table and chairs for ten and a built-in gas barbecue.
There are three very generous bedrooms and a fourth smaller bedroom. In addition to the two bathrooms, there is a separate spa room with a six person, circular spa.

Special Features: The 80 acres supports sheep and cattle grazing and a tree nursery of around 2000 specimens. Plenty of wildlife can be seen at different times, including kangaroos, wombats, deer and abundant birds. The river is suitable for fishing, rafting, canoeing and swimming (with an excellent swimming hole on the property).
The property's rear boundary abuts State Forest and Alpine National Park offering excellent opportunities for hiking and 4WD forays.

Description of Rooms/Units:
FIRST FLOOR
Upstairs comprises the spacious master bedroom with queen size bed. The room has a dressing area and walk in robe and direct (ensuite) access to a full size bathroom with bath and separate shower. There are windows with views on two sides plus a sliding door to the large covered balcony.
Also upstairs is another bedroom with a bunk bed and access to the balcony.
GROUND FLOOR
Over 30 squares of ground floor space includes two large bedrooms (each with a queen size bed plus a king single with a trundle bed), a bathroom, a laundry and extra toilet and a separate spa room overlooking the terrace.
The living area is a massive space encompassing two lounge areas, a dining area that seats 10 to 12 and an open plan kitchen. The lounge is equipped with a 72cm widescreen television, DVD player and sound system. The kitchen is fully equipped with a dishwasher, microwave, cooktop and conventional oven, icemaker fridge, walk in pantry and breakfast bar.
Undercover parking is provided for two cars. All linen and towels are included. |
