Treat yourself to a delightful break in Lorne without spending a fortune. The private leafy setting of Southcliffe's garden cottage, combines seclusion with a prime location right across "the Road" from the surf and a short stroll to the cafés and shops. Perfect for a small family or a couple wanting something unique, affordable and convenient to facilities, yet away from the jostle of other holidaymakers.

Property Description:
This simple, quirky little cottage is hidden away above and behind the main house, in the voluptuous gardens of Southcliffe. The property's front garden cascades down to a gate in the picket fence, directly opposite the stretch of foreshore between the Lorne pier and the swimming beach. A few minutes on foot and guests can be sitting in a café or on the wide sandy beach. Private vehicle access and parking for two guest cars is provided at the rear of the property, metres away from the cottage, proving an ideal arrangement for convenience and security.

The solid cottage itself is made of Mt Gambier limestone, first built in 1949 as a freestanding garage. In the 60's it was converted into housekeeper's accommodation and renovated again in the 1990's to serve as self-contained retreat for guests. It's a homely cottage comprising entrance hallway, two bedrooms, a bathroom and a breakfast/sitting room. It has an eclectic mix of charming and functional furnishings. A dresser choc-a-bloc with eye-catching, colourful crockery is one of the distinctive personal touches. Sitting at the breakfast table by the window, you can just catch a glimpse of water through the canopy of trees. Outside the cottage is a private courtyard with table and benches, shade umbrella and barbecue.

If you fancy a trendy studio space or a luxury, spa cottage, this is not for you. It is, however, extremely affordable for an entire cottage, with its own one-of-a-kind charms, in such a special location and setting.

Special Features:
Southcliffe's garden has participated in the Australia's Open Garden Scheme. Many corners of the garden offer filtered views of Loutitt Bay, including from the intimate gazebo. Guests are encouraged to enjoy the garden, with the background music of the surf.

Description of Rooms/Units:

The cottage is built on two levels following the slope of the land. Outside the main level is a private courtyard surrounded by garden with car parking space a few metres away. Overlooking the courtyard is the main bedroom with queen size bed, chest of drawers, reading lamp, chair and bedside table. Along the hallway is a second bedroom with twin beds and French doors to the garden. Electric blankets and linen are provided (weekly renters may be asked to bring linen). The cosy bathroom is at the end of the hall.

Opposite the bedrooms there are steps down to the kitchen/sitting room. In addition to the small dining suite there are two classic armchairs, a television and video player, electric heaters. Kitchen benchtop cupboards line one wall. These hold a range of equipment including microwave, glass oven, sandwich maker, electric frypan, plug in hotplate, toaster, kettle, sink and a small fridge.
A foldaway cot, stroller and laundry facilities are also available.

Dining Options: Lorne has plenty to offer within walking distance. Good advice available from friendly on-site owners. Guests can prepare simple meals in the cottage kitchenette and on the barbecue outside.

Weekends - weekends $260, long weekends $350
Weekly rates - $950 during Jan, $650 during Dec/Feb/Easter
Other times - $125 per night for one couple ($100 midweek). Extra adults $25 each per night.
Ask about low season prices, midweek specials and seniors' discounts.
Minimum Stay: Two nights on weekends. Weekly bookings are preferred Dec to Feb & at Easter.
Deposit: 50% or $100 (whichever is the greater) to secure advance bookings
Cancellation Terms: Less than 7 days notice - deposit retained at the discretion of the owner.
Credit Cards Accepted: Cheque, cash, bank transfer (No credit card facilities)
