Property Setting: Located north of the Erskine River estuary, one street behind the Great Ocean Road and only 200m to the North Lorne beach.

With all the holiday atmosphere of this seaside destination you can easily forget the troubles of city life, with no traffic to speak of and gentle strolls along the beach to replace the stress of peak hour. Studio 15 is 'one off', well appointed, affordable apartment close to the beach.

Bring the family for a summer holiday, watch your children enjoy the carefree life, exploring rock pools and experiencing their first 'big wave'. You could even pretend you're in the south of Spain as Lorne shares some similarities with the Mediterranean "Costa Brava", best of all it's not so far to go and there are no luggage restrictions.

Property Description:
This cosy, two-bedroom, garden apartment is tucked away at the front, lower level of a house in an established residential area of North Lorne. Private access to the apartment is via a sloping grassed pathway from Dorman Street. A secluded deck at the front offers ocean views over the treetops. Both the lounge room and the kitchen/dining room have glass doors onto the front deck. The inside is light and modern with polished cork floors and beachside colours of pale blue and yellow. The bedrooms are simply furnished and both boast filtered ocean views. The fresh white kitchen and bathroom/laundry are very serviceable for the needs of a family and air conditioning is a welcome feature for summer.

Special Features:
The quiet, convenient location of Studio 15 is just a ten-minute walk to the boutique shops of Lorne, while being far enough removed to get away from the peak summer crowds.
On arrival you are welcomed with a platter of tea, coffee, milk and a seasonal treat. The owners are available and happy to supply information about the area whenever requested.

Description of Rooms/Units:

There are two bedrooms off the lounge. The main bedroom has a double bed and the second bedroom has two single beds. Both have side tables, reading lamps, electric blankets, and built-in robes. A third fold-up bed is available for an extra child if needed. Bed linen and towels are provided.

The bathroom has a large shower and deep basin, which is large enough to bath a baby. The bathroom also has a washing machine and dryer.

The lounge room is furnished with a three-piece cane suite and matching coffee table, several side tables and a small bookcase stocked with reading material. Entertainment equipment includes a television, DVD player and stereo system. An electric heater is provided for cool weather.

The adjacent kitchen is equipped with a full size electric stove, fridge, microwave, kettle, coffee percolator, ample bench space and cupboards in which you will find pots, pans, toaster, frypans, sandwich maker, cutlery, crockery and a wide selection of glasses. The kitchen dining table can seat up to six people, while outside on the deck there's a table for two and a barbecue nearby.

Minimum Stay: *Two nights on weekends and weekly bookings only during January school holidays and Easter
Deposit: 50% or $100 (whichever is the greater) to secure advance bookings
Cancellation Terms: Less than 7 days' notice - deposit retained at the discretion of the owner
