Commanding a spectacular piece of Great Ocean Road real estate, The Barn is a soulful haven for those seeking to escape the frenzy of city life. Here the soundscape is limited to birdsong, the breeze through the gum trees and the ocean backdrop. Pristine natural surroundings and total privacy envelope the humble abode that is brimming with individuality. The facilities are simple but ambient, while the setting is blissfully contemplative. |

Property Description: The property is bounded by the Great Ocean Road at the front and a valley formed by Smythe's Creek on the northeast flank. Visually interesting rocky escarpments are exposed on the valley sides, for the rest, natural vegetation covers much of the surroundings. A shared service road leads to the property entrance higher up near the rear of the 6.5 acres where the dwelling is sited amongst the trees. Take a rug to the lawn clearing at the back of the building to bask in the morning sun, or to the grassy paddock closer to the front of the property for an unbroken ocean panorama.
The building is a simple, straw-bale barn structure surrounded by verandahs. At the front the verandah is very deep with ample space to arrange the many chairs, the sofa, and even the dining table from inside. The gas barbecue has a built in wok burner so much of the cooking, living and eating can be done right here, with the ocean and rocky coastline clearly visible through the trees. A jetty-style extension to this verandah sits well above the falling land. Sunk into the end is a spa bath, from which you can survey the valley escarpment and the blue sea. The rear verandah has yet another outdoor bath, this one an old claw foot iron bath with the original semicircular shower alcove.
The interior is simple in layout. Exposed trusses hold the roof aloft. The living/dining/kitchen space is well lit by large windows and French doors as well as a crescent window above the verandah roofline. A large, slow combustion, wood fire dominates one corner of the room.
The main bedroom and the bathroom occupy the rest of the ground level. Above these rooms is a mezzanine floor with two more bedrooms.
Don't expect a neat, clean, manicured finish to the place; the very nature of 'The Barn' is embodied in its rough and rustic qualities. The plumbing ambles down the walls, the paintwork has been left to age, the bathroom vanity has been cobbled out of a pre-loved dressing table and the partition walls of the mezzanine level don't reach all the way to the roof. But within and beyond the distressed appearance, there's an eclectic, artistic expression to the building and its contents. The arrangement of second hand treasures throughout reflects a very personal vision for a comfortable space with a completely relaxed vibe.

Description of Rooms/Units:
The master bedroom on the ground level has a king size bed. The bathroom, which is accessible directly from the bedroom or the living room, has a claw foot bath with an overhead shower rose and has the toilet behind a curtain.
The mezzanine has two further bedrooms. One of these has a king size bed which can convert to singles. The other room has a single bed and a roll up futon mattresses which can be laid on the floor as required.
The living area has a large combustion wood fire and a three piece leather lounge suite. The picture windows and French doors look across the verandah, through the trees and out to sea close by. Television, DVD and CD players are provided.
The kitchen has basic cooking facilities consisting of gas rings sitting on top of the granite slab bench and a wood stove/oven which also feeds a hydronic heating system. The barbecue on the front is also handy for cooking many things. The kitchen is equipped with a dishwasher and fridge. |
