	Window on the Otways is located in the serenely beautiful Lorne Hinterland, fifteen minutes drive from the resort town of Lorne and the Great Ocean Road. Perched over the Great Otway National Park, the three visually stunning and luxuriously appointed Studios represent the ideal getaway for couples who appreciate privacy, luxury and the natural beauty of the Australian landscape. At Window on the Otways not only will you enjoy a rejuvenating escape with an atmosphere of romantic intimacy, you can take heart in knowing that behind the scenes is a concept in sustainable accommodation.

Property Description:
The road from Deans Marsh to Lorne winds its way over the treasured Otway Ranges through the extensive National Park. Here and there are discreet pockets of privately owned acreages in an otherwise dense forest landscape. This is one such property. Much of its 50 acres is retained native bush including areas of virgin, old growth and new forests, which adjoin the National Park. The three self contained studios are set 100m apart along the easily accessible property's ridgeline, where they capture uninterrupted, panoramic views of the ranges from inside and out.

Constructed of steel, corrugated iron, timber and glass, the studios are aesthetically striking. All are designed for privacy, romance and indulgence - with wood fires, double spas and two televisions - as well as being equipped for self-catering.

The eco-sensitive Cantilever Studios were built off-site and assembled in situ creating the minimum disturbance to the environment. Their fascinating architecture involves a centrally supported living space, with decks front and back, while the bedroom and spa bathroom (pictured above) are cantilevered either side. There is a distinctly Japanese designer style to the timber lined interior, the bedroom presentation and the finishes throughout. As with the living room, the bedroom and the bathroom each have large windows on the Otways.

The original Mezzanine Studio is altogether more conventional although still a contemporary building. It benefits from a much larger floor space and the generous internal roof height allows for an open mezzanine level devoted to a bedroom. The front of this studio is mostly glass with an expansive deck, both oriented to the signature views.

Recreational Facilities:
Window on the Otways has an indoor health and fitness facility on the property, housed in a building of corrugated steel and transparent polycarbonate. Dubbed the 'Zen Den', it features a spa pool with endless swim jets, a cedar sauna, an exercise bike and Yoga/Pilates equipment. The Zen Den is available to all guests at no extra charge.
On the property there are walking trails to Penny Royal Creek and the Park boundary. Bush walking and mountain biking (bring your own bikes) are popular outdoor activities on the property's doorstep.

Description of Rooms/Units:
Each studio is appointed with a complete range of necessities and luxuries for a self-contained getaway for two. The bedrooms have mood lighting, queen size beds, electric blankets, televisions, bathrobes and all linen. The bathrooms have luxurious double spas and shower facilities, plus hairdryer, iron, essential oils and 'ecossential' bath products. (The Mezzanine Studio has its shower separate from the spa.)

The living area is furnished with a wood combustion fire, LCD television, DVD and CD players, lounge furniture and a glass topped dining table for two. Binoculars and books on indigenous birds and local walks are provided for guests' use, as well as a selection of DVDs and CDs. The lounge furniture in the Cantilever Studios features a modern leather couch, while the Mezzanine Studio (pictured right) has a more classic, fabric upholstered suite of sofas.

Kitchens have jarrah bench tops and stainless steel appliances including fridge, two-burner cook top, microwave, all crockery, cutlery and cooking equipment. The Cantilever Studios (pictured below) also have a drawer dishwasher. Basic consumables are provided such as salt & pepper, oil & vinegar, tea, coffee, sugar, muesli, glad wrap, foil, paper towels. Guests also have access to the property's herb and vegetable garden. The studios all have two decks - north and south sides - a barbecue with a roasting hood, an outdoor table and chairs.

Access to each studio is by separate property entrances, with parking provided right outside each building.

Breakfast: A Continental breakfast basket is provided on arrival.

Dining Options: Deans Marsh (5 mins) café offers home cooked fare. Lorne (15 mins) has many and varied restaurants and cafés, or the acclaimed Pettavel Winery is a well worthwhile 30 minute drive.

Minimum Stay: Two night bookings are the minimum. Exceptions may be available at owners' discretion or where single night vacancies exist between other bookings, and $35 surcharge applies.

Deposit: 50% to secure booking

Cancellation Terms: More than 14 days' notice - deposit refunded (less $50 administration fee). Less than 14 days' notice deposit forfeited.
